Real Estate Monday
















Baldly listed as First Floor Basement Large Yard, this 2 bedroom condo is priced at $1,689,000. Neither the square footage nor the address is given, though the address appears to be 465 Carroll
Street (center building, above) , between Third Avenue & Nevins.  The building has just one DOB violation on record.  It dates back to 2011, but is still active:

 MISCELLANEOUS VIOLATIONS.FAILURE TO MONITOR ADJOINING STRUCTURES FOR
MOVEMENT IN ALL DIRECTIONS DURING EXCAVATION-RELATED ACTIVITY THAT

465 Carroll sits at the edge of a Zone 2 flood area, with Zone 1 on the other side of the street, 

and at the bottom of the block along Nevins.  Flooding is a common occurrence around here.
Back in 2006, the much-missed Bob Guskind's Gowanus Lounge had a piece about 
canal flooding at Fourth in the 1920s and 40s.  You can read it, and see pictures of the floods
here.  Guskind's advice to the prospective buyer is still sound:

1) Don't buy any lower than the second floor
2) Very good hip waders

Well at least not at that price.
