Bigger Project for 14th?




















Plans were filed last month for a new, four-story, three family at 225 14th Street, but now it looks like a bigger project is on the cards for this stretch of 14th.  Demolition has been approved for 225 - 229 14th, & the same demo company will be razing the buildings.  225 was sold earlier this year to 225 Street Owner LLC (Harel Edery), for $1,375,000.  Next door 227 was sold to Queens based 227 Holdings LLC (Michael Gendin) in late 2014 for $594,000, a price that at best could be called nowhere near market price.  Plans were approved for a vertical & horizontal extension of 227, but clearly the plans have changed for the lovely little house.  229 sold in February of this year to Edery, whose LLC is listed at nearby 20th,  & midtown Manhattan.

This block of 14th, between Fourth & Fifth, has kept its low-scale charms while all around it others have been broken up with out-of-context, luxury development projects.  Looks like this is set to change.
