Real Estate Monday

"554 Court Street. Transform this promise of abundant investment income into one of the most exquisite mixed-use properties in Carroll Gardens! This prime Court Street spot offers a ground-floor commercial space with basement, and two residential units above. Completely gutted and unoccupied, this GEM is ready for renovations and revenue production! FAR as built 1.88 Max FAR 3.0 Zoned R6A/C2-4 Lot size 20x80
Call today, properties of this nature in the area are subject to a frenzied buyer activity."
(NY Times)

But not many frenzied buyers here.  554 has been on the market for over a year, and I believe was on the market prior to this, but instead of price reduction, it's gone up from $1,499,000 (April 13) to $1,750,000 today.
Henry's Barber Shop is long closed.  The building last changed hands in 2004, for $700,000.

Also at the end of Court, close to Hamilton, 537, a MLS listing brokered by LUV Homes Realty, was most recently listed at $2,300,000.

At the shuttered up botanica, it seemed as though some heavenly rays were shining down today.
